Second Dwellings

Development (1)

Red Deer County staff has been receiving a number of inquiries regarding second dwellings. There are two different situations where a second dwelling may be considered:
• Permanent Second Dwelling
• Temporary Second Dwelling

All permanent Second Dwellings require approval from the Municipal Planning Commission. Upon review, they may consider the location of the second dwelling tying into the existing water, sewer and storm drainage systems, utilities, and approaches existing upon the lot.

A Second Dwelling, which is temporary in nature and is to be occupied during the construction or location of a new dwelling, shall be subject to the following:
• Referrals will be sent out for comment, and can be considered by a Development Officer following the referral period.
• The Applicant will need to enter into an agreement that will be registered as a caveat on the land title that states that the applicant shall remove, destroy or render the former home uninhabitable.
• In addition to the permit fees, the Applicant must also provide an Irrevocable Letter of Credit (LOC) or other form of security for $3,000.00 representing the costs which may be incurred by the County in the event the Owner should breech the agreement and fail to remove, destroy or render uninhabitable a former residence within 30 days of occupying the new home.
